Embellished Properties  is a full Service Property Management Company.  We offer the following services:

ACCOUNTING

We handle accurate records of all income and expenses that affect your property.  We prepare Owners Statement every month. This statement summarizes accounting transactions and accompanies payment checks. We can make your HOA,  Mortgage and Insurance  payments on your property for you. 

For your convenience you can enroll in our Direct Deposit Program where your funds are deposited directly into your Bank.

TENANT SCREENING

It is our goal to create a good tenant/landlord relationship, we have implemented a comprehensive tenant screening process.  Every prospective tenant is required to complete a  Rental Application and go thou our screening process.  All credit history profiles are performed by an independent professional agency.  Your property is presented throughout the rental marketplace via the Internet, Multiple Listing Service, and local publications. We are always aware of current market conditions and therefore we make every effort to rent your property at its highest value.

MAINTENANCE

Protecting your property is our priority. Once your property is received, we complete a full property condition report.Properties are carefully inspected by staff and with tenants.  Copies of all work orders and receipts are displayed on your individual web site.  All originals are held in our files.  Prompt attention to maintenance repairs keeps the tenants happy and prevents minor repairs from turning into expensive repairs later.  We closely control and supervise our maintenance work. We know what repairs should cost and how long they should take to complete. We protect the value of your investment by helping to maintain your property.

RENT COLLECTION

Rent is due on the first of each month. Rent is considered late on the fifth (5) day of the month. Every effort is made to collect rent.  We have a very aggressive rent collection strategy. 

MANAGEMENT FEES

Our monthly management fee is payable when the rent payment is collected. It is automatically deducted from your account once the rent payment is posted.
